For 10 years, the offices of Oakes Architects were located on the third Street Promenade in Santa Monica. Oakes Architects attended design charrettes during the development of the Promenade, offering direction and insight. Oakes designed one of the first critical ‘Passageway’ elements to connect parking with the developing Promenade Street Program.

We have established a direct relationship with the City of Santa Monica. Oakes has provided design studies for Economic Development Department, for both the Pier and the Promenade. Our influence opened opportunities to do a series of commercial structures, restaurants, retail outlets, and remodels all along the Third Street Promenade.
